Edge Capital LLC ("Edge Capital," "we," "us") provides financing for manufactured and mobile homes. This policy explains what information we collect, how we use it, and the choices you have. It applies to our website, our loan application (online and paper), and our phone, email and text-message communications.

1. Information we collect

• Contact details: name, address, phone number, email address.
• Application details: date of birth, Social Security or Tax ID number, driver's license or other ID, employment and income, housing information.
• Loan and payment details: loan terms, payment history, and bank account information you give us for automatic payments.
• Home details: information about the home being financed (year, make, serial/VIN, park and lot).
• Communication records: messages and calls between you and us, and your contact preferences (language, text-message consent).

2. How we use your information

We use your information to review and process your application, verify your identity, prepare and service your loan, process payments, send account and payment notices, answer your questions, meet legal and regulatory requirements, and prevent fraud.

3. How we share your information

We do not sell your personal information. We share it only as needed to provide your loan and run our business, for example with:

• service providers that work for us (such as payment processors, document and messaging providers), who must protect it and may use it only for the services they provide to us;
• title, government and recording agencies, as needed to title the home and record our lien;
• parties you ask us to share with (such as a co-borrower or your insurance agent);
• authorities, when required by law, court order or regulation, or to protect our rights and prevent fraud.

4. Text messages (SMS)

• If you agree, we send text messages about your account: payment reminders, due-date and past-due notices, and replies to your questions. We do not send marketing texts.
• You opt in by checking the text-message consent box on our loan application, or by giving us your consent in writing or verbally. Consent is not a condition of getting a loan.
• Message frequency varies. Message and data rates may apply.
• Reply STOP at any time to stop text messages. Reply HELP for help, or call us at (801) 930-9205.
• No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging opt-in data and consent are not shared with any third parties, except with the providers that deliver our messages for us.
• Carriers are not liable for delayed or undelivered messages.

5. How we protect your information

We use administrative, technical and physical safeguards to protect your information. Sensitive data such as Social Security numbers and bank account numbers is stored encrypted and is shown only to authorized staff when needed.

6. How long we keep it

We keep your information as long as needed to service your loan and as required by law and our record-keeping obligations, then dispose of it securely.

7. Your choices

• You can stop text messages at any time by replying STOP.
• You can ask to stop emails or change how we contact you by calling or writing to us.
• You can ask to review or correct your contact information.

8. Children

Our services are for adults. We do not knowingly collect information from anyone under 18.

9. Changes to this policy

We may update this policy. The "Last updated" date shows when it last changed.
